  • No, but if you have one, we love to collaborate early. If you don't, we can help you vet and select the right builder during the design process. Our plans are detailed enough to get accurate competitive bids from multiple contractors, giving you financial leverage.

  • We are based in Phoenixville, PA, serving the Main Line and Philadelphia suburbs (Chester, Montgomery, Bucks, and Lancaster counties). We also actively design custom homes and renovations in North Carolina and South Carolina.

  • We follow a structured three-step path designed to protect your budget:

    • 1. The Feasibility Consult: We start with a 90-minute on-site analysis ($495) to verify zoning, budget, and buildability before you sign a large contract.

    • 2. The Single Design Agreement: Once we verify the project is viable, we move to a single comprehensive phase that takes you from 3D Concepts all the way to the final "Permit Set."

    • 3. Construction Support: We remain involved during the build to act as your advocate, answering contractor questions and ensuring the design is executed correctly.

  • Every project is unique, but typical timelines are:

    • Feasibility Consult: Immediate (Upon site visit completion).

    • Design & Documentation: 6–12 weeks (Includes 3D Concepts and Permit Drawings).

    • Construction: Variable based on scope.

  • Yes. We believe you should "walk through" your home before you pay to build it. We utilize advanced 3D modeling software to show you floor plans, elevations, and massing, ensuring there are no surprises when construction begins.

  • No. At Fresh Start Designs, we use 3D modeling as a design tool, not just for marketing images. We build our models from scratch during the design phase to test constructability, load paths, and spatial flow. Because our process is so integrated, we do not offer "rendering-only" services for plans drawn by other professionals.

  • Absolutely. While our plans cover architectural interiors (layout, cabinetry, lighting placement), we often collaborate with independent Interior Designers for furniture, window treatments, and soft goods. We can recommend trusted partners if you don't have one.

  • We design with standard lumber lengths, efficient load paths, and smart material choices in mind. By identifying complex structural issues on paper—rather than in the field—we reduce the expensive "Change Orders" that blow up most renovation budgets. We value engineer your home while we draw it.

  • No. We believe in transparent, fixed-fee proposals. You will know exactly what the design investment is upfront, regardless of whether you choose luxury finishes or budget-friendly options. This keeps our incentives aligned with yours.

  • Yes, that is our standard deliverable. However, we don't just "draft" plans. To create a permit set that actually works, we must take the project through our design process to verify the structure and code compliance. The end result is exactly what you need: a comprehensive set of Construction Documents for your township and your builder.

  • The first step depends on the type of project you are planning:

  • Due to the intellectual property and digital nature of our architectural plans, all REVIVE sales are final once the files have been delivered. For our custom services (Custom, Venture, and Haven), retainers are non-refundable once the initial Feasibility Phase has begun.
