The Process: Designed for Speed & Precision
We’ve streamlined our workflow to be remote, efficient, and investor-focused, ensuring your project moves from "land" to "listing" without unnecessary delays.
Phase 1: Virtual Feasibility Review
Before you invest in design, we confirm the land is viable for your vision. We review your provided civil documents—Site Surveys, Topography, Zoning/Setbacks, and Flood Plain data—to identify any red flags early.
(Note: A current survey with topographic lines is required to begin this phase.)
Phase 2: Strategic Site Mapping
Using your topographic data, we digitally position your structures to maximize both privacy and ROI. We map out the flow of walking paths, fire pit zones, and "view corridors" to ensure a secluded guest experience where no one sees their neighbor—all calculated with mathematical precision from your site data.
Phase 3: The Engineered Master Blueprint
You receive a complete, permit-ready set of Construction Documents (IRC). This isn't just a design; it is a fully coordinated technical set. We work directly with our licensed Structural Engineer to ensure every cantilever, loft, and deck meets strict safety codes and job-site reality.
(Note: Standard engineering is included. If complex terrain requires a structural site visit, additional travel fees may apply.)
Phase 4: The "Weather-Tight" Shell (Optional)
To accelerate your timeline, we can coordinate with preferred framing crews to "shell" your structures quickly. By getting the building weather-tight and rain-ready in record time, your local subcontractors can move indoors to finish the interiors regardless of the season.
Strategic Project Policies
Remote-First Efficiency
To keep your investment focused on results rather than overhead, our design process is 100% remote. We have a proven track record of successfully designing complex, site-specific structures using the high-resolution data provided by your Civil Engineer or Surveyor.
Site Consultations & Travel
While our process is designed for remote efficiency, we offer on-site consultations within Pennsylvania for projects requiring an in-person touch.
Consultation Fees: Billed as a flat Travel Fee (covering transportation and lodging) plus an hourly rate for time on-site.
Engineering Site Visits: If your terrain is exceptionally complex and requires the Structural Engineer to inspect the site personally, these travel costs will be billed as an additional reimbursable expense.
Technical Data Requirements
As Architectural Designers, we rely on the precision of Civil Engineering. To begin Phase 1, the client must provide a valid Boundary and Topographic Survey detailing all setbacks, easements, and impervious coverage limits. This data ensures our designs are technically accurate and compliant with your local township's requirements.
