Adding a "Dry Bar" (Beverage storage) or a Bathroom (must have existing rough-in).
WHAT IS INCLUDED:
2D Floor Plan: Fully dimensioned layout for framing walls and furniture placement.
3D Renderings: Two (2) photorealistic views to visualize the space.
The Click-to-Buy Shopping List: Flooring, lighting, doors, and bathroom/bar fixtures.
SCOPE NOTES & EXCLUSIONS:
Bedrooms & Egress: We do not design "Bedrooms" or sleeping areas unless an egress-compliant window/door already exists in that specific zone. Client is solely responsible for verifying with local municipalities that their existing windows meet current Egress Codes (size and height) before requesting a bedroom layout. We do not provide engineering for cutting new egress openings into the foundation.
Plumbing Limitations:
Bathrooms: We design bathrooms only if rough-in plumbing (drain pipes) already exists in the slab. We do not provide plans for cutting concrete or installing sewage ejector pumps.
Bars/Kitchenettes: We design "Dry Bars" (Beverage Fridge/Storage) or "Water-Supply Only" areas (Ice Makers). We do not include sinks or dishwashers unless a drain rough-in exists.
Moisture & Waterproofing: This package is for design only. It does not include diagnosing or solving existing basement water issues/leaks. All moisture mitigation must be completed by a specialist before construction begins.
Ceiling Height: We do not design around HVAC ductwork drops lower than 6'8". Please verify your local code requirements.
Square Footage: Base price covers up to 1,000 sq. ft. Basements larger than this will incur a per-square-foot overage fee.
